Real Estate Law: Verbal agreement California / Lease Termination? - residential real estate lease

Hello,

We had a residential lease with owner 18 months to March 10, 2009. Under the contract, was the owner in writing on the 9th February, and said it does not refer to an extension of a contract from month to month. It was quite in her right.
In an interview during the execution of this written notice, the owner agreed to extend the "out" date until 1 April. Really tried, 11 April and said: "Let's keep it on April 1.

Today we received a letter from his lawyer that the owners of those properties of 9 Recognize March as expected. The letter also states that the owner intends to delay steps to us in the offices, if we are not able to honor the lease.
The letter also states that if the application is necassry who are responsible for a series of losses.

Some questions:
1) Do we have the ability to enforce the oral agreement. We are looking for only 19 days.

2) How seriouspotential damage and what is the timing and route runnin g to the removal of our equipment.
